The Omega Program was developed to enable first home buyers the opportunity to realise ‘the great Australian dream’, and purchase their own home; even, in some cases, if they have not managed to save the necessary deposit and/or provide proof of savings.

As industry consultants, HardyCorp Group consults with brokers, banks and specialised lenders; valuers, developers, builders; lawyers and accountants; and relevant government departments in relation to FHOG and Duty Concessions; to identify suitable residential land which can be packaged with approved building designs/plans to meet a specific financial FORMULA; and referred to as the OMEGA Program.

In order for potential first home owners to qualify for the Omega Program:

  1. The property must be valued by a member of the Lender’s Panel of Valuers in accordance with the Valuers instructions and/or banking requirements;
  2. Only property with a tested resale market will be considered; i.e. four bedrooms; two bathrooms; double lock-up garage; 220 square metres of living space; in accordance with tested supply and demand;
  3. Local social infrastructure, commercial development and capital investment form a prerequisite common denominator for the Program to succeed;
  4. In order to qualify, builders must have at least a minimum track record of five years building and/or construction of similar product and be known to local valuers;
  5. Participating developers are required to make land allocations at pre-determined values which are acceptable to the lenders in order to participate in the Program;
  6. The first home buyer must have a clean Veda record; and needs to have been employed for at least six months in their current employment; and be earning a minimum combined income of AUD$85,000.
  7. The first home buyer must undergo a full financial assessment with HardyCorp Group in order to prove up financial criteria and to qualify for financial serviceability and affordability.
  8. HardyCorp Group is responsible for the overall financial assessment and facilitation in all aspects of the Omega Program; and is responsible for the selection of suitable residential land offering and the selection of a suitable building plan, in accordance with the client’s budget and family needs; and tailored to meet the OMEGA Program Formula. HardyCorp Group then selects a suitable builder; appoints a legal firm to represent the client; identifies the appropriate lender to finance the house and land package; and facilitates the processing of the FHOG application together with the FHOG Duty Concession requirements.
  9. Failure to meet the OMEGA Program criteria set by HardyCorp Group will result in disqualification and render the client ineligible.

HardyCorp Group provide a complete consultancy service whereby they facilitate and manage the entire first-home ownership process from start to finish; on a “fee-for-service” basis.  This includes the following services:

  1. Client financial diagnosis, program suitability and lifestyle assessment;
  2. Selection of appropriate house and land package:
    • Identify client’s needs and preferences;
    • selection of suitable residential land;
    • selection of building plan to fit the block
  1. Appointment of all professional parties involved:
    • Developer;
    • Builder;
    • Broker and/or Lender;
    • Valuers;
    • Lawyer;
    • Relevant government departments.
  1. prepare and lodgement of mortgage finance application and all necessary financial documentation; and settlement of same;
  2. Deposit Lender (if necessary);
  3. Preparation and lodgement of FHOG Grant Application;
  4. Liaise with all professional parties up to and including settlement.
